How much does it cost to have my property valued?
The personal initial estimate is free of charge and without obligation. If you need a formal market value appraisal – for example for dividing an estate, for the tax authorities or for a court – we can arrange one on request. You will know the cost in advance.
How does your fee work?
Our fee is success-based. It is agreed in writing before the mandate begins and only becomes due if the sale is successful. Any additional services – such as an energy certificate or a formal appraisal – are discussed with you in advance.
How long does a sale take?
That depends on the property, its location, the price and your wishes. From valuation to notarisation of the sale deed, it usually takes a few months. With good preparation and a realistic price, it is often quicker – and we set the handover date to suit your timetable.
Can I sell discreetly, without a public listing?
Yes. In an off-market sale, we first present your property to selected, vetted prospective buyers. You decide whether and when we go public. More about selling off-market.
Do I need an energy certificate to sell?
Yes. In the canton of Fribourg, a cantonal building energy certificate (CECB/GEAK) is mandatory when a building is sold. We arrange one if needed.
Who pays the property transfer tax?
In the canton of Fribourg, the property transfer tax is payable by the buyer. It amounts to 1.5% for the canton; municipalities may levy up to a further 1.5%. Since 2024, there has been relief for first-time buyers of an owner-occupied property. Property gains tax on any profit, by contrast, is payable by the seller.
I have inherited a property – do all the heirs have to agree to the sale?
As long as the estate has not been divided, the property belongs to all the heirs jointly. A sale therefore generally requires everyone’s consent (Art. 602 Swiss Civil Code). If an executor has been appointed, we coordinate with them. How we support communities of heirs.
I live abroad. Can I still sell?
Yes. With a power of attorney, we can take care of many steps for you. We organise viewings, documents and coordination with the notary so that you only need to travel when it is genuinely necessary.
Which areas do you cover?
The entire canton of Fribourg – with a focus on Fribourg and Sarine, Murten and Lake (See/Lac), Sense, Gruyère and Veveyse – as well as the neighbouring areas of the cantons of Bern and Vaud.
In which language will you advise me?
In German, French or English – whichever you prefer. On request, we prepare sales documents and listings in two languages.
